We
acquire properties through Cook County "Scavenger Sales", "Annual
Sales", and "Forfeiture Sales". We attend various tax sales
conducted by the Treasurer's office and acquire Tax Certificates.
A Tax
Certificate is evidence of a successful bid at a tax sale and
evidence of a tax lien against the property. After we acquire these
tax certificates we resell them to the public.
A Tax
Certificate is not a deed but will lead to a deed in approximately 6
months. Some of the properties we acquire, we take to deed and some
we resell by assigning our rights to foreclosure to a subsequent
buyer. We have some certificates that have already had foreclosures
filed on them in which case a buyer can obtain a deed much sooner.
A Tax
Certificate wipes out all taxes, mortgages, and any and all kinds of
liens on the property (Except for demolition liens), giving the
certificate holder a perfectly clean title to the property. A Tax
Deed is almost always a perfect deed/title.
